If you aren’t doing this, you should be! When evaluating the market price of your property, your best reference point is going to be conducting an analysis of the features and condition of your home compared to homes in your neighborhood that have recently sold.

  • As a property seller, you are doing yourself a disservice by comparing your home to the listings that are currently on the market. 

There is important reasoning that supports this recommendation: The homes on the market may end up closing for a lower price than listed, or could end up being taken off the market due to a lack of interest a few months later

Looking at the homes that have recently sold gives you a more accurate picture of what price you could realistically list your home at to be competitive in the market and get your house sold. Focusing on the pricing of successful transactions allows you to ensure your home gets successfully sold too!
