Thanks to modern technology, it only takes a quick Google search for the computer to generate an instant home evaluation report. Computers are able to generate an assessment quickly thanks to all of the public data about homes available online, with everything from information about the last time the home was sold to how many bedrooms and bathrooms the home has. 

How is this data available? All of the public data that is posted online about a home is run through a mathematical algorithm that then provides a home estimate. 

  • This information allows the computer to predict the potential sales price range of your home based on all of the aggregated data available out there, making the reports pretty accurate.

While the online evaluation is a good starting point, you will also want to consult with a professional to get a more thorough market evaluation, because there are some things the computer is not going to be able to factor into its evaluation. 

  • In order to do this, you will schedule an appointment with your real estate agent or an appraiser in order for them to physically visit the home and evaluate the home condition and location. 

Always keep in mind that there are a lot of factors at play that impact the final market sales price of a home, and it is important to get an accurate appraisal price to keep your listing price competitive when the home hits the market.
